Merritt Properties has leased 42,562 square feet of office space in the newly renovated Calverton Corporate Center, located at 3901 Calverton Blvd in Calverton, MD in Prince George's County, to The Cruise Web and Atkins North America. The tenants will relocate to the building in July and November, respectively.

The Cruise Web was represented by Ron Burkhardt of Newmark Knight Frank, while Mike Isen and Allen Cornell of NAI Michael Companies represented building owner Merritt Properties in the transaction.

The Atkins lease was brokered between Steve Shaw of Merritt Properties and Bryan Rodriguez, Mike Singer and Mia Costa of Jones Lang LaSalle.

The Cruise Web, established in 1994, is one of the top 15 independent cruise sellers in North America. They will relocate their corporate office to 14,799 square feet of office on the building's third floor.

Atkins, an engineering and design consultancy, has 4,000 employees in 80 offices throughout the United States. It will relocate its Maryland office from its current location in Beltsville to 27,763 square feet on the fourth floor of Calverton Corporate Center.

In late 2009, Merritt purchased the four-story, 123,144-square-foot office building from SSK VP Calverton, LLC for $6 million. Merritt then undertook a $6.2 million renovation to transform the dated building into a contemporary, Class A office building slated for LEED® Gold certification.

Specific green strategies incorporated in the building include:

· Two-story lobby atrium that will increase daylighting and use FSC-certified wood and low-VOC products
· Energy-efficient HVAC system
· Landscaping with reduced turf areas and drought-tolerant plants to reduce irrigation needs
· Irrigation system with sensors
· Carpool and hybrid vehicle parking
· Waterless urinals and dual-flush toilets
· T5 lighting with occupant sensors
· Green power purchase

Additional upgrades include changes to the existing lobby, renovated restrooms, a redesigned driveway and parking area, and a new entry sign.

In addition to the extensive renovations and LEED certification, Calverton Corporate Center is located off I-95 at Exit 29 (Powder Mill Road), two miles from the Capital Beltway and less than 10 miles from Columbia. The building will have direct access to the Intercounty Connector via new collector-distributor roads that are scheduled for completion in 2011.
